Well, when I'm ready to buy a second home, this will be where its at. Golden Oak, just a hop, skip and a jump, literally, from the Magic Kingdom, hidden away inside Disney World on Disney Property. You can hear the train. Talk about living in la la land, this would be perfect. I wouldn't know about this but I stumbled upon it.

From what I can tell, there is one home that has been sold in about a year, possibly two. Two have been pending since October. Doesn't seem like people are banging down Disney's door to buy into this development or just yet anyhow. Homes that have been sold or pending are in the 2 and 3 million range.

Could be how Disney removed itself for the most part from Celebration has made investors cautious. I'd like to read the fine print of their real estate contracts. Wonder what Disney will do with the couple of home owners if this development tanks?

That's interesting HauntedGabe. I remember hearing something about Celebration now that you mention it. Interesting details about the recent and pending sales. That's a good point, it would be interesting to see the sales contract and all the legal jargon, including any reference to deed restrictions or "imminent domain" type verbage if any, especially since the homes are in the core cirlce. I didn't really know anything about Celebration, but read some info online about it after you mentioned Disney's involvement. Maybe they feel that they will be able to get people to buy-in and purchase the homes as more word spreads, and if they don't then they can use them as high-end time share or other vacation rental. It will be interesting to see what ultimately results. I don't remember if their smart home faux model tour makes mention of use in Golden Oak. Aside from the other touted amenities, Mickey and Minnie should tuck my kids into bed every night and magically do laundry and make food appear. Just kidding.

So, I had to go check this out.

With homes all *starting* at $1.6 mil, I guess I'm just going to have to continue on with our 15-minute drive to Disney instead of living "on" Disney property. Ah, boooo......

Part of the problem with Golden Oaks is that you cannot do time share or vacation rentals. The minimum you can rent the property as a bomeowner is 6 months. For starting prices in the 1 million plus price range it is very limited on who will buy there. Disney will either have to lessen the restrictions or scrap the community

If I recall correctly, I believe you only get to lease the land for 99 years or something similar, so you will not actually ever own the land its on. That is also quite a hefty limitation as well.
